<p>Dear friends, successful design is a relative term. What is good or        successful for me may not be so from your point of view.</p>
<p>But when it comes to interior design, there are certain factors which        are always present no matter what the use of the space is. Let&#8217;s have a        look at the bare minimum design factors a space must have so that it can        be called a comfortable and habitable space.</p>
<p>1) Proportions of the room.</p>
<p>The word &#8220;proportions&#8221; is always used in the design field. Every        interior space which is being used by humans must be proportionate.        Proportions are extremely important in any design.</p>
<p>Every 3 dimensional object has properties such as length, width and        height. When these 3 are in accordance with the proportions of various        parts of human body we call it a &#8220;proportionate&#8221; design.</p>
<p>For example a handle of a wardrobe must have dimensions such that our        fingers can hold it properly for effortless and smooth action. or a chair        seat must have enough are so that we can sit comfortably. Again the type        of seating will change the dimensions of the chair. A chair in waiting        lobby of a bank will be different than a sofa.</p>
<p>So proportions play a major role in interior design and furniture in        your bedroom must also follow these rules. The dimensions of the double        bed, it&#8217;s height from floor level, height of wardrobe, dimensions of        dressing table, etc&#8230;all these matter as far as function is concerned.</p>
<p>2) Natural light entering the room.</p>
<p>There is no alternative for naturally lit spaces. Sun being the        strongest source of light and also helps to keep the biological balance of        the planet Earth, it is very much necessary in the interior spaces.</p>
<p>Study shows that natural light can penetrate in an interior space up to        20 feet (Approx. 7 meters). Using appropriate position for window opening        can easily achieve this.</p>
<p>3) Natural Ventilation</p>
<p>A free and unobstructed flow of air can be a great way to keep the        atmosphere cool and clean in an interior space. This is possible where        bedrooms are located at the corner of the building where 2 sides of the        bedrooms have external faces.</p>
<p>Where it is not possible to provide windows on adjacent faces or        opposite faces, a ventilator above the window is used. The concept behind        the ventilator is simple. The lower half the bedroom height is always used        by the habitants. Because of the constant use of this are the air        temperature rises and air becomes light weight.</p>
<p>This hot air rises above and must need an escape. At such times        ventilators above the window openings play a major role of circulating the        flow through the room in an upward direction. When the lower portion of        the room becomes empty fresh air from window takes its position, thus        maintaining a balance.</p>
<p>4) Clear Movement Patterns.</p>
<p>Every bedroom has certain exit points attached to it. Such as</p>
<p>a) Exit to balcony/ terrace.<br />
b) Exit to toilet block/ walk in closet<br />
c) Exit to backyard (if on ground floor)</p>
<p>If we draw an imaginary line from the entry point to all these exit        points, ideally the should not intersect. Since all other areas are        already occupied with furniture, keeping the inside circulation space        clear, helps to achieve a comfortable space.</p>
<p>5) Good Provision For Inclusion Of Accessories.</p>
<p>Accessories in a bedroom have equal importance. When all other factors        mentioned above are fairly met what remains is the use of accessories        which can make quite a lot of difference in the comfort level of the        habitants.</p>
<p>a) The first and the most important is a good provision of artificial        lighting. This includes basic lighting as well as special decorative        lighting for decorative purposes.</p>
<p>b) Special provision for upholstery and linen. Small details such as        curtain rods, provision for bed canopies can make the room extra        decorative.</p>
<p>c) Use materials that are easy to clean and maintain. For example if        you are using PVC flooring sheets on top of standard tiled flooring, is it        washable? Think of what will happen if your child uses it as a painting        canvas.</p>
<p>The discussion above was an attempt to look for some universal factor        that can affect the comfort level of the users in a bedroom. Finally the        feeling which you get when you use your bedroom is most important and is a        good measure to decide the success factor of the design project.</p>
<p>However it is important to note that these are not the only factors        that need to be looked upon, but I&#8217;m sure these can help as a starting        point for further creative thinking.</p>

<p align="left">1. Avoid wearing too much</p>
<p align="left">Makeup is meant to enhance features not bring negative        attention to you. That&#8217;s what wearing too much makeup will do; it will        bring you unwanted attention. Don&#8217;t wear too much of anything such as:</p>
<p align="left">1. Eyeliner: dark, thick eyeliner will make you look        overdone and will ruin the rest of your makeup.</p>
<p align="left">2. Mascara: too much mascara looks fake and will flake. It        looks especially bad if worn with thick eyeliner or dark blue eye eye        shadow.</p>
<p align="left">3. Foundation: Make sure your foundation is the same color        as your skin. Foundation is meant to protect and give the face a smooth        look. The magic word is blend.</p>
<p align="left">4. Powder: The same holds true for powder &#8211; not too much.        Also, be sure to blend your makeup so there are no obvious lines.</p>
<p align="left">2. Lips</p>
<p align="left">Apply lip liner to completely cover the lips, add color        and your lipstick will stay on much longer. Make sure your lip liner        doesn&#8217;t show. Also, your lip color should match your skin tone; wear cool        colors if you have cool coloring and warm colors if you have warm        coloring. If you want to make your lips look smaller, keep your liner on        the inside of your lips. However, if you decide to make your lips look        larger, going outside the natural outline of you lips is a mistake. This        can look quite messy and unnatural.</p>
<p align="left">3. Appropriate makeup</p>
<p align="left">Wear makeup that is appropriate for the occasion. If you        are going to the beach you shouldn&#8217;t wear the same or as much makeup as        you would if you were going dancing. Also, when you are in daylight your        makeup should be a lighter than when you are out for the evening.</p>
<p align="left">4. Too little or no makeup</p>
<p align="left">Some women don&#8217;t wear makeup because they are not sure how        to use it and are afraid of being overdone. If you are unsure, start will        light colours in your shade. Start slowly and add one product at a time.        Maybe start with foundation, add mascara, blush or lipstick. If you are        not used to wearing makeup, using a lot a first may be a little too much        for you, so start slowly. The bottom line is a little is better than none.        If you are still unsure seek professional advice.</p>
<p align="left">5. Overall look</p>
<p align="left">When your makeup is completed it should look natural. That        means avoiding colours that clash. If you have dark skin and hair you will        look better in darker shades; light colours will make you look washed out.        If your hair and skin tone are light, light colours will look better on        you. Dark makeup will make you look older and harsh. If you have oily        skin, first use oil control moisturizer and foundation. Then be sure to        wear loose powder, keeping pressed powder with you for touch ups.</p>
<p align="left">6. Hair color</p>
<p align="left">Your hair color should also be in harmony with your skin.        If you have dark hair and you want to add color, keep it close to the same        shade. If you have light hair, use light colors. As you age your skin will        lighten, so should your hair color. One last thing about hair color &#8211; if        you do color you hair be sure you keep it up, don&#8217;t let your roots show.</p>
<p align="left">7. One last thing</p>
<p align="left">Keep makeup looking fresh all day by doing regular touch        ups. Don&#8217;t let your makeup fade or crease. Smile!!!</p>

<p>Walker Zanger’s designs include a perfectly simple sink in white marble        for a dressier look. They also have a sturdy dark wooden “table” base that        gives it dramatic contrast. <p>Showers</p>
<p>A shower separate from the tub is one of today’s favorite luxuries.        Some of them have been designed to feel like rain (at least part of the        time). <p>Large frameless (or nearly frameless) glass shower enclosures are        showing up in more and more homes. MAAX makes a line of showers with        features like overhead “waterfall” systems, hand held shower heads, and        body sprays coming from the side that work well in a frameless enclosure.</p>
<p>I helped a family sell a home with a very interesting master bath not        too long ago. It had a shower much like the one described above, but it        was designed for two people. It looked like a glass room “floating” inside        the large bathroom.</p>
<p>Tubs</p>
<p>As for tubs. Well. Would you believe a tub in an arched tile niche with        a gas log fireplace at its foot? Believe it. Can you imagine a nice long        soak while listening to flute music and sipping chilled champagne? (James        Bond can keep his martini.)</p>

<p>You get the idea. Updated means simple. It does not mean blah. It does        mean coddled. It can give you and your family pleasure and comfort while        you live in your home. It can increase your home’s sale value. You’ll be        tempted, but don’ overbuild your neighborhood with the Taj Mahal of        bathrooms if you want to be pleased with the result when you sell.</p>

<p>Despite the negative image that is associated with bankruptcy and the        various problems that come along with declaring a bankruptcy, it doesn&#8217;t        have to be frightening; after all, bankruptcy was designed as a way for        those individuals and businesses who find that their finances are out of        control to get the help that they need to organize their finances and pay        off their debts.</p>
<p>Once you take the time to understand what bankruptcy is and how it        works, you won&#8217;t find it as scary as you did at first.</p>
<p>Defining Bankruptcy</p>
<p>Bankruptcy is a legal term, meaning that an individual cannot within        reason pay off their various debts and have allowed the court system to        take over their finances for this purpose.</p>
<p>When filing for bankruptcy, the court will appoint someone to work out        the payments to your creditors and to determine how much of your income        must go to repay these debts. Even after you&#8217;ve had your        bankruptcy filing discharged, though, you&#8217;ll still find that you won&#8217;t        have many options for a while… many creditors will still be hesitant to        work with you from between six months to two years depending upon the        creditor and the service that you&#8217;re applying for.</p>

<p>Bankruptcy isn&#8217;t the end of the world… it&#8217;s actually a chance for a new        beginning. As time goes by, the bankruptcy on your credit report will        begin to matter less and less as you eventually start to establish new        positive credit lines and build up your credit again.</p>

<p align="left">There are many types of car seats available on the market        today. In order to be able to make an informed decision it is best to        check out car seat manufacturers. You can also check any consumer guide        for information on recalls, seats that have been crash tested, the best        type of restraint systems for your child. Before that even starts be aware        of the fact that there are many types of car seats. The choice you make        will be based on your prior research and your child&#8217;s needs. A note of        caution: before you purchase a car seat check the manufacture&#8217;s        recommendations and be sure the seat is compatible with your vehicle.</p>
<p align="left">One type of car seat is the infant only car seat. This        seat comes with a detachable base, comes with higher weight and height        limits, harness slots that will help to change the seat from rear facing        to front facing. The multiple slots can be adjusted to fit your baby. They        also have handles that can be folded down while the child is in the car.        They can be raised to make carrying your baby easier.</p>
<p align="left">Convertible car seats are bigger and heavier and may not        be appropriate for some newborns. The reclining position and ease of        adjusting the harness are important assets. A convertible seat can be used        rear facing for most newborns and front facing for older babies over        twenty pounds. The American Pediatric Association recommends a child stay        rear facing until s/he reaches the maximum weight and height listed by the        manufacturer. The straps and are adjustable to a child&#8217;s size, the seat        should be moved to the proper position for the weight and height of your        baby. The seat belt should be threaded through the seat belt path.</p>
<p align="left">Forward facing seats cannot be used in the rear facing        position. They are only for children over a year old and over twenty        pounds. They can be used with either a lap only or lap/shoulder belt        system.</p>
<p align="left">Combination seats also cannot be used in the rear facing        position and are also only for babies over a year and over twenty pounds.        It has an internal harness for children whose weight is between forty and        fifty pounds. It can convert to a belt position booster seat by removing        the harness for larger children. They can be used with lap only or        lap/shoulder belts.</p>
<p align="left">Booster seats come in different types. Some come with        shield boosters that are padded bars that lock into position much like the        handlebars on carnival rides. There are booster seats that come with a        high back to support your child as s/he rides in a car. Some booster car        seats are built into vans and some cars. Check with your vehicle        manufacturer to be sure the seat will accommodate your child&#8217;s size. There        are travel vests that attach to the seats with lap only belts.</p>
<p align="left">Now that you know the types of car seats, there are things        that must be considered in order to ensure the safety of your baby. Is the        seat safe? How did it fare in crash testing? Is the restraint system easy        to manipulate? If they are difficult to buckle your child in or remove him        from the seat your child&#8217;s safety could be compromised. In an accident, a        sudden stop, or quick swerve will the seat hold your child? If the seat        moves in any way in these situations your baby could be at risk. The car        seat should attach snugly to the seat if properly installed. With seats        that have multiple belt slots to accommodate your child be sure you use        the right one. The belt should be at your child&#8217;s shoulder level or just        above.</p>
<p align="left">Most newer car seats come with the LATCH (lower anchor and        tethers for children) system. Installation is supposed to be easier but        they are difficult to use and are not always safe. Parents complain that        upon installing seats with this system there is too much slack, the seats        have a tendency to move or slide out of position. In an emergency        situation this could have seriously disastrous results. A company has        created a tool called Mighty Tite that is used to pull in the slack and it        has been safety tested and is recommended.</p>
<p align="left">As previously stated check consumer guides and online        sites for recalls. This is especially important if you have a used car        seat. If you purchase your seat second-hand you need to inspect it        thoroughly. Check that all belts and buckles are in good shape and working        as recommended. Make sure the belts aren&#8217;t frayed or the buckles cracked.        Check the frame for any breaks or gaps that your little one could get        fingers stuck in or that are sharp. If you find such things don&#8217;t use the        seat until you can get it repaired or replaced. If the seat comes with        removable covers it is suggested that you remove them and wash them well.        If it doesn&#8217;t have cloth covering you might want to buy some. A vinyl        seat, could in the summer, burn your little one&#8217;s tender skin. In a        desperate attempt to remedy this when my own child was an infant, I found        a large towel and cut holes in it and place it on the seat so that        anywhere my son&#8217;s skin would meet the seat, it was protected at least with        the towel. If you are really creative you could make your own.</p>
<p align="left">Be practical in purchasing your car seat. If you have an        infant buy a seat that will convert to a front facing seat as your child        grows. Infant seats also come with a base that remains installed while you        are able to remove a sleeping child from the car without disturbing him        too much. Some such infant seats can also attach to a stroller frame. This        multi-use seat is practical and will save all the bending and unbuckling        and buckling of seat belts and then stroller belts. The internal harness        keeps your child appropriately restrained.</p>
<p align="left">Let&#8217;s go over some important considerations in purchasing        car seats. Keep in mind compatibility with your vehicle&#8217;s specifications.        Check for recalls and safety testing- how did the seat fare in these        situations? Is it the proper seat for the size of your child? Can the seat        be converted from a rear and front facing seat &#8211; it is more economical to        buy a convertible seat. Is the installation easy or does the seat seem to        move around in the belt system? There is a tool called Mighty Tite that        can take up any slack and make the seat secure in its position, thus        enhancing your baby&#8217;s safety. Choose carefully and choose wisely, you are        carrying very precious cargo.</p>

<p>Rental property investment starts with finding the best deals. To do        this, you can increase your odds by finding more deals. Who&#8217;s more likely        to get a cheap apartment building, an investor that looks through the MLS        listings and calls it a day, or the one that uses ten resources? Here are        those ten:</p>
<p>1. Look in old papers to find &#8220;For Rent&#8221; ads. Call if they are a few        weeks old. The landlord may be ready to sell, especially if he hasn&#8217;t yet        rented the units out.</p>
<p>2. Look up old FSBO ads. Call on two-month-old &#8220;For sale By Owner&#8221; ads,        and if they haven&#8217;t sold, they may be ready to deal. Owners often give up        the effort, but still would love to sell. Help them out!</p>
<p>3. Drive around looking for &#8220;For Sale By Owner&#8221; signs. Owners often        don&#8217;t want to pay to keep the ad in the paper every week, so you won&#8217;t see        all properties there.</p>
<p>4. Find abandoned properties. That&#8217;s a pretty clear sign that the owner        doesn&#8217;t want to deal with the property. He might sell cheap.</p>
<p>5. Talk. Let people know you are looking and sometimes the properties        will come to you. There are a lot of owners out there who want to sell,        but haven&#8217;t yet listed their property.</p>
<p>6. Talk to bankers. You might get a foreclosed rental property cheaper        if you buy it before they list it with a real estate agent.</p>
<p>7. Offer someone a finder&#8217;s fee. There are people that always seem to        hear about the good deals. Have such people coming to you.</p>
<p>8. Eviction notices. If your local papers publish eviction notices, or        if you can get the information at the courthouse, it can be useful. A        landlord who just went through the procees of evicting tenants is a likely        seller.</p>
<p>9. Use the internet. Go to a search engine and enter the type of real        estate you are looking for, along with the city you want to invest in. You        never know what you might find.</p>
<p>10. Put an ad in the paper. &#8220;Looking for rental properties to buy,&#8221;        might be sufficient to generate a few calls.</p>
<p>There is a lot more to learn to do it right, but finding good        properties is a good place to start for rental property investment.</p>

<p align="left">Certainly, you should not dismiss these two methods. The        price-wars can work to your advantage. But depending on them too much is a        big mistake.</p>
<p align="left">1. Call the airlines.</p>
<p align="left">Call the airlines between midnight and 1 a.m. Monday        through Friday to get cheaper tickets.</p>
<p align="left">Most people never realize that at midnight, airline agents        revise and load new fares into their computers. The best fares are just        after they have done the updating!</p>
<p align="left">2. Check into other airports other than the main one you        use.</p>
<p align="left">Many major cities have two airports. Check into        surrounding towns and cities so you can compare airfares. You may save        hundreds of dollars on your flights.</p>
<p align="left">3. The early bird catches the plane.</p>
<p align="left">The earlier you book your flight the more you save. Most        special fares have restrictions of 7 to 30 day advance purchase. Usually        non-refundable but they can offer deep discounts.</p>

<p align="left">Start taking your vacations Wednesday-to-Wednesday or        Tuesday-to-Tuesday. You&#8217;ll save a lot by choosing your departure and        arrival dates this way!</p>
<p align="left">5. Buying a one way or split ticket.</p>
<p align="left">Let&#8217;s say you travel from Boston to Dallas. It may be        cheaper to get two separate tickets. You could buy one ticket from Boston        to Nashville and one from Nashville to Dallas.</p>
<p align="left">It all depends on the connecting cities and your airlines        hubs. Just tell your agent you are willing to travel out of other airports        and connect using regional airports to save money.</p>
<p align="left">6. Open wide.</p>
<p align="left">You should look into what is called an &#8220;Open-Jaw&#8221; ticket.        These are used when a traveler is arriving and departing from different        cities.</p>
<p align="left">One ticket is purchased to cover both cities. Check with        your travel agent or airline representative to see if this trick is        available instead of two one-way tickets. Compare the price of each.</p>

<p align="left">You enter destinations and dates and SideStep quickly        searches a couple of dozen affiliated regional and international airlines        to find the best rates.</p>
<p align="left">8. &#8220;Code share&#8221;.</p>
<p align="left">Ask your agent if this flight is a &#8220;code-share&#8221; flight.        That means the same flight is offered by two different airlines. Just copy        down the name of the other airline and check into what they are charging.</p>
<p align="left">Only one of the airlines is actually operating the flight.        The actual operator always offers this flight for less, so book with them.</p>
<p align="left">9. Sign up for the airline newsletters.</p>
<p align="left">From weekend getaways to international flight packages the        newsletter saves you money on travel and doesn&#8217;t require that you        constantly visit the airline website for the latest offering.</p>
<p align="left">10. The airlines often slash their fares during sluggish        travel times.</p>
